Richard Coombs is a full-time neutral with ARC following a 46-year litigation and transactional practice. His clients have included real estate agents and brokers, buyers and sellers, escrow companies, landlords, tenants, lenders, homeowners’ associations, and real estate developers. Mr. Coombs has experience operating his own firm and managing a busy in-house legal department. He has resolved numerous disputes over the years, often avoiding litigation altogether. He has successfully developed his skills at resolving disputes by taking extra time, listening to what the actual interests of the parties are, and developing effective solutions.

Conflict Resolution Experience
In managing both an in-house legal department and his own law firm, Mr. Coombs has over 46 years of experience in both litigation and transactions primarily representing title insurance companies and their insureds, real estate brokers and agents, buyers, sellers, escrow companies, real estate developers, lenders, homeowners’ associations, and landlords/tenants. He has appeared in several hundred trials and has significant experience drafting briefs filed with both trial courts and appellate courts.
From disputes over security deposits to the more complex disputes over such things as contract and title policy terms and interpretations and boundary disputes, Mr. Coombs realizes that the issues in each dispute are incredibly important to the parties involved. As one involved in both transactions and litigation, Mr. Coombs can grasp the strengths and weaknesses of their positions and use that information to assist the parties in reaching a reasonable and rational agreement.
As a member and Chair of the Client Relations Committee of the Orange County Bar Association, Mr. Coombs resolved many disputes between attorneys and their clients without the need for those disputes to be referred to the State Bar for resolution.
